Your property’s photo and description are featured on 15 to 20 websites and all who inquire are pre-screened prior to scheduling showings. Our goal is to lease your property through prescreening and scheduled showings for qualified applicants.

Property Maintenance

Maximizing your ROI includes protecting your investment. Being proactive with the upkeep of the property ensures profitability and is a team effort. The team includes Owners, Tenants and Us!

The lease agreement details tenant’s responsibilities and holds them responsible for damages beyond normal “wear and tear” and also for not reporting the need for repairs.

Maintenance requests are handled promptly and can be made online through the resident portal. We utilize the services of licensed, reliable, capable and cost-effective service professionals.

We do require that you have a HVAC maintenance contract for bi-annual preventative maintenance.

Property Inspections

Your property will be inspected twice a year, spring and fall by a third-party licensed inspector. We also offer these services at the onset of managing properties to establish a maintenance first approach and baseline with determining the life cycle of major appliances.

As a boutique property management company, our property owners understand that their property is an income producing investment that people will call home. Those who understand this, understand and agree to meet our standard of “white glove services” which includes having a property that is:

  • Clean and well maintained.
  • Free from damages, deterioration, peeling paint or hazards in and around the property’s interior and exterior.
  • Free from overgrowth of lawn, bushes and weeds.
  • In compliance.
  • Managed with an annual budget which includes any required and recommended repairs and preventive maintenance services.
  • Available to pre-screened applicants for viewings.
